Congratulations on deciding to buy a home! Although the process of purchasing a house may seem complex, you’ll be well on your way to finding your dream home with the right realtor and this guide.

Get Started Looking For Your New Home

Before beginning your search, you should obtain pre-approved financing from your financial institution and review your finances to ensure you’re financially equipped to make this purchase. Find a mortgage broker and start researching early to see what you can afford. You’ll also need to arrange a deposit or downpayment to be able to buy your home.

Next, you should choose a real estate agent and start looking at listings on the market. I can provide you with MLS listings and show you any house, even if it’s been listed with another agent or company, anytime or anywhere!

Make an Offer

Once you find a house you love, you must submit a written offer with conditions to protect you and address all of your concerns. As your realtor, I’ll assist you in this process and in negotiating terms if needed. Once the offer is accepted by the seller, you’ll just need to make sure your deposit is in place and set the possession date.

Conditional Sale

This is the time you get your mortgage approved, your financing in place, and schedule inspections to remove any conditions from the offer. The seller will complete a Property Condition Disclosure Statement (PCDS) form, which is where the seller discloses any known defects about the property before selling it.

The Official Sale – Your New Home Awaits!

Meeting with your lawyer and mortgage broker to sign the final papers is the last step to buying your home. After that, you’ll need to arrange a utility hook-up, make your plans to move, and take possession of your new home sweet home!

As your realtor, I’m here to make this process go as smoothly as possible for you! If you’re looking to buy a home, give me a call at (306) 281-8883 or check out my website to set up a meeting.
